TUSCANY - A MASTER PLANNED ACTIVE ADULT COMMUNITY

Hired as Analytical Consultant by Bayshore Realty Advisors to create an 18 year automated pro forma spreadsheet analysis and presentation for a large client/landowner of 1,560 acres in Central Florida. Landowner was seeking joint venturer to build a master planned Active Adult Community with 4,316 home sites. Spreadsheet Analysis provided automated study of Internal Rate of Return (IRR) based on changeable absorption rates and considered leverage through a Community Development District (CDD).
